Optimizely // Amsterdam

For their new European Headoffice Optimizely chose an A-location in the center of Amsterdam. We worked with them on designing a flexible workplace concept conbined with specific optimizely branding troughout the office.

Optimizely specializes in A/B testing. It is about making a choice between two possible roads to follow. This constant choice of two directions was the starting point for the interior design. Twisted lines in floor and ceiling translate Optimizely’s identity in their new office space, integrating the A/B testing concept by playing with perspective. To stimulate collaboration and communication the open office is designed around an urban landscape in the middle of the floor. The Urban Landscape enhances collaboration and communication and hosts a bar and different ways of informal meeting. The Urban Landscape can also be used as a presentation space for an audience up to 100 people. Four meeting rooms on all corners of the 5th floor office overlook the Amsterdam city center with its historic buildings that surround it.

SSR

SSR asked Ideal Projects to design an office for their employees using the concept of The New Way of Working and to translate the brand identity to an aesthetic design.

The focus for SSR was to stimulate people to work in a way that fits the work they are doing. The SSR office consists of three areas. First in the outside circle the work areas are located. In the middle area the space transforms into a meet & greet area. In the inner circle there is room to sit and work for a short while before going into a meeting.
For the aesthetic design Transformation was the inspiration. People come to SSR to learn about the history of justice and the experience of others to transform this experience from the past to current and future cases. SSR offers a space that inspires. The spaces are like a canvas full of possibilities, filled with elements that inspire to think differently. The history of justice is used in the office with a twist. New ways of applying classic elements are used to play with the mind and stimulate creativity, transforming shapes from graphic to classic with a twist. Colorful details represent new ideas and possibilities.

Implementation of the New Way of Working

Grontmij is a leading European design, engineering and management consultancy. As a result of a large-scale reorganisation, Grontmij is reducing the number of offices from 22 to 8. Ideal Projects is consulting with Grontmij during this significant change.

We advised Grontmij on the leasing and abandoning of premises, taking both geographic and commercial aspects into account. This process included an analysis of Grontmij’s core values. Based on this Identity Screen, we designed an Office Identity Concept to ensure that Grontmij’s DNA is reflected in every office. We gave shape to a new way of working at Grontmij by developing an accommodation concept that formed the basis of the design and interior of the 8 locations. We also selected partners for the human resources and ICT pillars and took on the overall process management. This integrated approach ensured a successful transition to the new way of working in which the Grontmij identity can be clearly felt in every office.

Hogeschool Utrecht

The Hogeschool Utrecht (HU) institute for higher professional education aims to contribute towards a people-centred sustainable knowledge society. As students and employees must feel at home here in order to be inspired and reach their full potential, we created space for informal meetings and the sharing of knowledge.

The project comprises 10,000 m2 of floor space, including basement and attic, of which 8,500 m2 is office space. The redevelopment aimed to facilitate a new way of working in which exchanging ideas and face-to-face interaction take centre stage. We took elements from HU’s corporate identity which we further developed bearing in mind the need for people to gather and share knowledge. Like ants working in unison to build a city, people now come together at HU to meet each other and exchange information. The restaurant, for example, has become a hotspot for informal discussions resulting in vibrant dynamics between the various offices and the restaurant. We also created meeting points and facilities to share information at other hubs in the building.

Eyeworks

Refurbishment of historic building in Amsterdam
Eyeworks is one of the five largest independent television and film production companies in the world. This creative company had been searching for a location in Amsterdam that better suited their corporate culture. Eventually, an inspirational new home was found at Raamplein in the heart of the city. The historic building serves as Eyeworks’ headquarters since summer 2013.

Eyeworks asked Ideal Projects to act as delegated commissioner for both the renovation and the feasibility study for a new building on the premises. The authentic historic building was transformed into a modern office with special areas, including a cinema, recording studio, cutting room and a car park. How does one unite a historic building with boundaries and a creative company without boundaries? Despite this major challenge, we were able to successfully manage the entire project, from architect selection to the required permits and from managing contractors and suppliers to acting as developer for the new-build volume.

Data Centre development at Schiphol

sineQN asked Ideal Projects to manage the development of Amsterdam Terremark’s NAP (Network Access Point). This 5,400 m2 data centre was built in only 30 weeks and according to the highest standards concerning energy, accessibility and safety.

Our project manager’s technical know-how proved to be of great added value. His in-depth knowledge and experience enabled him to focus both on broad outlines and details. He provided advice on the specifications, operated as on-site supervisor during the build and acted as a sparring partner for the contractor in developing solutions.

At the height of the project, over 25 international advisors were involved and more than 225 people were working on the construction site. By creating a highly motivated team with the right combination of professionalism and experience, this project became a huge success.

After being informed that two tenants were terminating their lease contract, property owner Achmea asked Ideal Projects to assist in talks to come up with a solution. We held extensive discussions with all parties. This allowed us to address the tenants’ issues, which proved to be quite solvable at the existing location.

We made an inventory of the wishes of both tenants and translated these into a development plan with a financial business case. These steps enabled Achmea to offer both parties a new lease proposal.

As a strategic real estate advisor, Ideal Projects is able to determine what can be achieved with a building and sees the opportunities and limitations that a location has to offer. By analysing tenant wishes and drafting a floor plan, we can provide tailored advice. We work closely with real estate agents who help us achieve optimal results with their market knowledge and experience of negotiating lease agreements.

TAXI Europe

After having found the perfect location for their office on the Herengracht in Amsterdam, the Canadian advertising agency TAXI hired us to create an office ‘that doesn’t look like an office’.

TAXI’s philosophy embodies the notion that it’s best to work on projects with a small team of experts: as many as can fit into a cab and who are all heading in the same direction towards a clear goal. We therefore developed an office concept that captures the experience of the taxi ride. When visiting the agency, clients encounter a different landscape on each floor.

On the first floor is the grand old city with vintage furniture and historic urban features. On the second floor, it’s the modern city with straight lines and graphic shapes. The urban park is on the third floor, where people can relax and where presentations are held. And finally, on the top floor, homage is paid to the history of the Dutch canals: harbours, rough, raw and industrial.

Q-music

The young Belgian Q-music radio station has been broadcasting in the Netherlands since 2005. With its relocation to a striking office building in the kauwgomballenfabriek in Amsterdam, Q-music decided to move away from the Hilversum media scene. The radio station wanted an office that fitted Dutch culture, but at the same time was unmistakably
Q-music.

Before signing the lease, Q-music wanted to know exactly where it stood. We therefore carefully studied the specifications for the new building work beforehand and made a cost estimate for the entire project. In the design, we allowed the architecture of the building to blend in with the new interior so that the industrial character flowed naturally with a comfortable work environment. The studio on the second floor is linked to the first floor by an eye-catching show staircase. We designed triple walls with ingenious interior windows to ensure that the studio space is soundproof; a very important feature for a radio station. In the adjacent open kitchen, a cup of coffee can be enjoyed in peace while watching shows being made.

Millward Brown

Millward Brown is a leading global research agency that, together with its partners, develops strong brands in over 50 countries. The agency asked Ideal Projects to create an inspiring office environment whereby two departments could blend together in a single open space.

Using the design of the city as our inspiration, we produced a layout for the 1,500 m2 space where you can naturally find your way. The research units, which are slightly set off from each other, form the basis of the design. In between, narrow streets and alleys have been created where people can quite naturally run into each other. There are also open workplaces, like large city squares, where people can pass one another anonymously and quiet corners where they can escape to get some work done or make a phone call.

Clients, research participants and employees can reach their desired location within the office without disturbing each other. The separation of internal circulation flows was an important focal point for the design.

Chalet Group

Quick scan: Weena building in Rotterdam

The Chalet Group owns the Weena building in Rotterdam and was looking for new tenants to occupy a section of the building. Chalet Group asked Ideal Projects to perform a quick scan regarding the possibilities for redevelopment, including a financial business case.

The results of the quick scan provided potential tenants with a good idea of the possibilities afforded by the location. As far as investors were concerned, the scan was an excellent tool to get prospective tenants interested. The quick scan involved talks with various parties, including tenants and the municipality. We examined the spatial possibilities of the building, studied the feasibility and researched the wishes of potential tenants. The first visible result of the quick scan and our advice led to the removal of the canopy and the restoration of the facade to its original state. This not only rendered the building more attractive to tenants, but also restored it to its former grandeur.

CSR, sustainability, LEED and BREEAM

To us, treating our fellow citizens and the environment with respect is imperative. In our projects, we do not just pay close attention to design and the technical building component. We also positively influence the behaviour of suppliers and users, not least because we strongly believe it is possible to make a housing project truly sustainable. In addition, we advise and assist both users and owners of buildings in obtaining LEED or BREEAM certification.

Re-use of existing buildings

Sustainability is a key driving force within our core business: we often strive to breathe new life into existing buildings. This may involve retaining a building’s function or changing it completely. Take Q-music and Millward Brown’s accommodation in Amsterdam’s Kauwgomballenfabriek. This former chewing gum factory was given a new lease of life as an office building and meets all contemporary standards.

If we encounter matters that suggest distorted competition or other ambiguous practices, we confront the people concerned and, if necessary, inform our clients.

Assurance

As a reliable partner, we aim to offer you as much assurance as possible during the implementation of a project because, on occasion, unforeseen calamities may occur. Ideal Projects has a professional liability insurance of € 1.135.000 per claim and € 2.300.000 per insurance year. This is in addition to the statutory figure of €1,250,000 for corporate liability. Health and Safety

We fully appreciate that a safe and healthy work environment is of crucial importance when carrying out work. While this naturally applies to the spaces we design, it also pertains to our suppliers and contractors during the build. We therefore take all necessary precautions throughout the implementation of a project to create a safe and healthy work environment. As Health & Safety is more than a certificate on the wall at the head office, we also make individual employees aware of their personal safety responsibilities.

VCA Certification

VCA stands for (in Dutch) Safety, Health and Environment Checklist for Contractors. We make sure that we are always up to date concerning the required safety, health and environment standards. Although VCA certification is not mandatory in our line of business, Ideal Projects aims to have all its project managers VCA-VOL certified (VOL = for operational managers).
